It consists of 36 one-, two-, three- and four-bedroom apartments for families, including 44 units of permanent supportive housing for formerly homeless families. The property is close to services and employment centers, with easy accessibility to public transportation. 10th & Mission Family Housing was named the 2010 overall winner of the Affordable Housing Finance Reader’s Choice Awards.
246 Second Street Condominiums

New $23 million, Design-Build project consisting of 92 condominiums in Yerba Buena Gardens development. The 183,500 sf project contains 13 levels of space, a mechanical and electrical penthouse, 75 parking spaces below and above grade, and 9,600 sf of retail space.

New pedestrian-friendly, mixed-use development in the SOMA neighborhood of San Francisco featuring 371 residential units. Designed by BDE Architecture. Total 436,160 sf. $155 million budget.
1433 Floribunda Avenue Apartments
Burlingame, CA
10 residential units classified as R2 with a Type 5A wood frame structure over a Type 1A concrete podium covering a 6,737 sf full basement and storage area. The residential complexes are four levels above grade. The basement is supported with a soldier beam and lagging system with compacted parking system and an overall standard concrete foundation. Total 24,000 sf. Project Rough Order of Magnitude estimate was approximately $7.7 million.
5100-5110 Telegraph Avenue

A multi-family residential development proposed by Cushman & Wakefield featuring 169 units, with a gross square footage of 73,000 gsf. The project includes commercial space, a mail center, conference and event areas. Estimate $25 million.

203-unit senior housing development. Total 227,000 sf for residential, 110,800 sf for parking, and 153,200 sf for site work improvements. Developed by Pristine Homes. Designed by DAHLIN Architects. Budgeted for $102 to $105 million.
Avalon Towers

Avalon Bay Communities
Provided preconstruction services for the $48 million, twin 20-story towers for Avalon Bay Communities. The facility encompasses 400,000 sf of floor area and includes 226 apartments, a parking garage, health club and spa, and business center. San Francisco’s Avalon Towers represents the first high-rise apartment complex built in downtown since the early 1990’s. Interior designers incorporated feng shui principles in their design, creating an ideal environment to live and work.
Block 1 Hunters Point Shipyard
San Francisco, CA
255-unit residential complex at the San Francisco Shipyard on 111,078 sf of onsite area with an actual gross square footage of 234,000 sf. The project included site improvements and amenities with 255 parking spaces. The complex is a 5-story, wood frame structure over a concrete podium. Project had a 22 month construction duration. The project estimate cost was approximately $60 million.
Block 52 Hunters Point Shipyard
San Francisco, CA
Comprised of 5 separate buildings with a total of 224 residential units at 234,710 gsf. Buildings 1 and 2 are three stories over Type 1A concrete podium. Each building contains 8 wood-frame, one-bedroom units. Buildings 3 and 4 are Type 5 townhomes containing nine 3-bedroom homes with private garages. Building 5 is a 5-story structure that includes lobby, amenity spaces, four dwelling units, utility and bicycle parking and 40 lift parking spaces. The upper floors include 34 one and two-story bedroom units. Opinion construction cost close to $79 million.

Edith Witt Senior Housing

107 apartments comprised of 20 studio apartments and 86 one-bedroom apartments and a three-bedroom manager’s unit. Total building area is approximately 93,000 sf on 11 floors. The common areas are designed to act as spaces where residents can socialize and connect with their community. The multi-purpose room on the second floor is a venue for resident parties and gatherings. It opens to an open-air, landscaped terrace that connects to an adjacent family housing facility, developed by the same non-project organization to foster inter-generational interaction. Completed in conjunction with KMD Architects and Cahill contractors.
Madrone Residential Complex
Hollywood, CA
Two six-story buildings partially stepping down to a four-story building on the south edge make up this 180 residential condominium unit housing facility, surrounding a landscaped podium courtyard with a pool and spa. Below the podium, there are three levels of parking, one above grade and two below grade. Located within walking distance of major public transportation, shopping and entertainment, the plaza is an important portal for pedestrians. The condominiums average 1,100 sf of living space and provide a range of accommodations from studios to three- bed/three-bath town homes.

Renovation of this 6-story, 151-unit affordable housing complex includes ground floor commercial space. Work encompassed seismic upgrades, life safety improvements, accessibility upgrades, and mechanical/ plumbing upgrades to the building and common areas. Construction was performed while the building was fully occupied.

Renovation and upgrade of this 5-story, 205 unit affordable housing complex for the Chinatown Community Development Center. The 130,000 sf, $11 million renovation was performed while the building was fully occupied.
St. Francis Bay III Apartments
San Francisco, CA
Provided cost estimating services for the four building, high-rise condominium complex with a 6-level, below ground parking structure. The $248 million, 900,000 sf project includes 465 one to three-bedroom units and 776 parking spaces.
Villas on the Park
San Jose, CA
Affirmed Housing
84-unit permanent supportive housing development with enhanced social services for the formerly chronically homeless in the downtown core of the City of San Jose. Type 5 construction over post tension concrete with a 6-level wood frame structure. Building footprint is 11,146 sf, project gross square footage 63,050 sf including roof garden, solar shades, composite exterior system, 12 lift parking, 339 bike storage and 15,444 sf of site improvements and site amenities. Budget ranged from $23 million to $25 million.
HOSPITALITY/ RETAIL
Hilton Garden Inn
Emeryville, CA
MicroEstimating provided preconstruction services for the renovation and transformation of a former Holiday Inn into a Hilton Garden Inn. Project included the renovation of the 21,000 sf first floor creating a new lobby, conference center, restaurant, reception area, and administrative offices, all designed to reflect the identity of the new owner. The project also included site work and a new porte cochere.
Nut Tree
Vacaville, CA
Provided construction cost estimating services for Westrust’s 30-acre, 323,000 sf development consisting of retail and restaurant spaces. Retail spaces vary in size from 6,000 sf to over 40,000 sf. Five of the spaces, ranging from 20,000 to 40,000 sf, are being built for major brand retailers.
YOTEL San Francisco

Remodel and seismic upgrade of an existing 8-story, historic office building into a new hotel on Market Street. Encompasses 76,100 gsf, 130 rooms, basement bar and a roof top café. Estimated cost $50 million.
